1. Remodeling the Kitchen
Have your ever heard someone say "Kitchen is king? Most people really believe that their kitchen is the heart of the home. Because of this, updates in this room pay off to potential buyers! HGTV reports you can expect to recoup anywhere from 70% up to130% of your investment on a kitchen remodel, unless you overspend. Make sure you checkout the other properties in your neighborhood, never upgrade to higher than the normal for the neighborhood or area.
2. Remodeling the Kitchen
I know we all love watching Fixer Upper and seeing how Chip and Joanna go in and totally tear down and remodel a home. Please get those thoughts out of your head before starting your rehab, if you want to be profitable! If you plan on moving within the next 3+ years, it maybe a good time to remodel your kitchen and invest in serviceable and quality appliances that appeal to many future buyers of your home. In general, too much customization in a home turns buyers away.
Again stay on par with your neighbors; too many high-end additions and you will own the most expensive home on the block. I'm not saying don't fix up your property to make it nice, but spending too much on your remodel can hurt you when you sell! You can recoup a fair amount of money on a kitchen remodel, but expensive, fancy gourmet kitchens don’t help you attract that perfect buyer.
But remember, if you have a high-end home in an upscale neighborhood, then upgrading your kitchen to “gourmet” status could possibly increase its value, since buyers expect to see a gourmet kitchen in a high-end home. But even in a high-end home, you may not recoup your entire investment in an expensive kitchen remodel when you sell your home. It will indeed help with selling it faster than other homes.
3. Landscaping
Landscaping is a great way to transform the way your house looks immediately to potential buyers! It can really help draw buyers in help you get more showings on your property and ultimately increase your likelihood of selling and the time it will take. However, going over the top to create a backyard paradise won’t add to your asking price. Unless its something you would like to have personally, I wouldn't over spend here again. In certain circumstances depending on the value of the home, I'd recommend on investing in inexpensive landscaping. Make easy changes to your lawn to add curb appeal to your home. Again, potential buyers love a well-kept lawn and some well-laced shrubbery or small trees. The “wow” factor has a lot of value when recouping a percentage, depending on the changes made. Make the small changes needed to maximize your yard yourself to increase your return!
BONUS All of these ways of improvements are great! But too much of any good thing can turn bad. Make sure you set a budget from the beginning and stick to it. If executed correctly, you could drastically be improving the value of your property.
